New central Falher area structure plan created

Above is a map of the new central Falher area structure plan designed by Mackenzie Municipal Services Agency. A total of 60 lots have been designed for commercial, community and residential spaces. The town of Falher will commence with the primary stages of Phase 1 in the summer 2009.

Town of Falher, along with Mackenzie Municipal Services Agency (MMSA) have created a revised central Falher area structure plan for potential expansion in the town.
Town of Falher CAO Gerard Nicolet says the plan was tweaked to fit a new subdivision in the community.
“The original central structure plan was passed in 1987,” says Nicolet. “The town no longer owns any single-family lots in Falher, and there is very little land available for allocation of medium to multi-family residential units.”
With intent on making new lots available to new families, the town of Falher began talks with MMSA to propose a new development sites in the community.
The new plan includes 60 lots of different size for use as commercial, community, single detached residential, single detached or multi family residential, or solely multi family residential lots.
“We revised the structure plan because council decided we needed to have extra lots of families moving into the community,” says Nicolet. “The location chosen will be excellent for regional development.”
There are four phases outlined for the development of the land east of Main Street, and just south of 3rd Avenue. The phases will be developed upon demand from potential home owners or developers.
“We will begin bringing in the water and sewer lines into the area in Summer 2009,” says Nicolet. “We will start to develop the roads and curbs to make the lots accessible to potential owners.”
Nicolet explains the town council is trying to maximize the future land use in Falher. He says depending on the demand from developers, the other three phases could be started on in the near future.
The land affected by the area structure plan is centrally located within the Town of Falher.
The 19 acres of land will divided as such; commercial property land will take up 0.93 acres, multi-family residential is 3.04 acres, single detached and multi-family residential 3.1 acres. It also includes single detached 3.44 acres, community facility 3.61 acres, municipal reserve 0.93 acres, and roads 3.97 acres.
