Caveat released on Town of McLennan’s Lakeland College property

Town of McLennan council is overjoyed at the prospect of being able to begin a project that has been in the works for close to 10 years.
The town of McLennan purchased a property from High Prairie School Division to begin a development project near the Lakeland college.
“We didn’t realize a caveat had been placed on the property until we received the title for the property shortly after purchasing it,” says McLennan CAO Tammy Stout. “The caveat was placed before we purchased the property to ensure if a High Prairie School Division school were to be built in the community they would have land to build on.”
McLennan’s plans were to begin a new subdivision complete with new lots to build homes and businesses.
Appropriately called College Meadows, the project had to be put on hold until the caveat could be released.
Initially the town offered High Prairie School Division $10,000 for the costs of releasing the caveat. Initially HPSD requested the town sign a contract to ensure a land location if a school were to be built, but the town is legally obligated to find land for a new school. Thus after further investigation HPSD decided to accept McLennan’s offer and release the caveat.
In a letter to the town from HPSD it clearly states, “We acknowledge that the Municipal Government Act affords school boards opportunities to access land for schools, as does your Municipal Development Plan.”
“We appreciate that you state that you are definitely prepared to provide suitable land should HPSD require land for a school in the future. Therefore we are not insistent on the Caveat Discharge and Land Substitution Agreement.”
Stout explains the caveat should be released from the title later this month and the cheque has been sent to HPSD for the costs.
She says the development now has to be reviewed including new costs that may have accrued.
She says the town council is hopeful to have the development sometime in the near future.
